Nairobi is East Africa's largest property market and the entry point for most people searching for a home or commercial space in Kenya. The city spans high-density estates in the east, mid-market apartment corridors along Ngong Road and Thika Road, and low-density leafy suburbs to the west such as Karen, Runda and Muthaiga. Because supply differs so sharply between these belts, "property in Nairobi" can mean a one-bedroom apartment in Kasarani or a walled family home on half an acre in Karen.

Westlands is Nairobi's main commercial and mixed-use hub, sitting just north-west of the CBD along Waiyaki Way. What was once a low-rise residential suburb is now a skyline of apartment towers, grade-A offices and hotels, which makes it the most searched Nairobi suburb for both apartments and office space.

Kilimani is Nairobi's densest apartment market, running between Ngong Road, Argwings Kodhek Road and Elgeyo Marakwet Road. Kileleshwa sits between Westlands, Lavington and Kilimani and has transitioned from a bungalow suburb into a quieter, greener alternative to Kilimani for apartment living. Streets are leafy, blocks are generally lower-rise, and unit sizes tend to be larger than in neighbouring Kilimani.
